Commercial HVAC Services on Cape Cod
Cape Heating AC & Electric installs, repairs, and maintains heating and cooling systems for businesses across Cape Cod, from rooftop units on retail plazas to ductless systems in converted Main Street offices. If your space runs too hot, too cold, or costs more to operate every season, we'll find out why and fix it. It's the same Cape Cod HVAC service we've provided since 2016, built around buildings where downtime means lost customers.
Our Cape Cod HVAC Services
Why Fast Repairs Matter for a Business
At home, a broken AC is uncomfortable. In a business, it closes a dining room, sends shoppers somewhere cooler, and puts temperature-sensitive inventory at risk. Small issues like a slipping belt or a weak capacitor also tend to take out larger parts if they're ignored, turning a short service call into a compressor replacement. Getting a technician out at the first sign of trouble keeps the repair smaller and your doors open.
How Is Commercial HVAC Different?
Commercial systems run longer hours, serve more people, and bring in more outdoor air to meet ventilation requirements. They're often split into zones so a dining room, a kitchen, and a back office can each hold their own temperature.
The equipment also tends to be bigger and live somewhere else. Instead of a furnace in the basement and a condenser by the back steps, you'll usually find packaged rooftop units, variable refrigerant flow (VRF) systems, or several ductless heads running off one outdoor unit. That changes how the equipment gets serviced, which parts it needs, and how a technician reaches it.
Benefits of Upgrading Your Commercial System
Aging commercial equipment has a habit of failing on the first hot Saturday in July. Replacing it on your own schedule gets you:
- Lower operating costs from higher-efficiency compressors and variable-speed fans
- Better humidity control in coastal buildings that stay damp through spring and fall
- Zoning that fits how you use the space today, instead of how the last tenant did
- Access to Cape Light Compact business incentives on qualifying heat pump projects
- Fewer emergency calls during your busiest weeks
- Equipment that runs on current refrigerants, so future repairs don't depend on scarce, expensive R-22
Commercial HVAC Problems We See on Cape Cod
Business buildings on the Cape deal with conditions an inland contractor doesn't always plan for:
- Salt air corrosion that eats through rooftop coils and cabinets years ahead of schedule
- Seasonal swings, where restaurants and shops run equipment hard all summer, then sit idle until spring and start up with dead capacitors or seized motors
- Nor'easter and hurricane winds that loosen panels, tear flashing around curbs, and drive rain into units
- Damp shoulder seasons, plus oversized AC that cools fast but leaves the air clammy
- Older buildings, from converted sea captains' houses to 1970s plazas, with undersized ductwork or none at all
- High propane costs in towns without natural gas, which make heat pumps worth a serious look
Quick Checks Before You Call
Some shutdowns have simple causes a manager can rule out in a few minutes:
- Confirm the thermostat is in occupied mode, on the right schedule, and not stuck on a hold someone set over the weekend
- Check the breaker panel and the disconnect switch at the unit
- Look at the filters, especially in restaurants and salons where grease and product clog them fast
- Check for water in the condensate pan, since a backed-up drain trips a float switch that shuts the system off
If everything looks normal, call us and leave the panels closed. Rooftop work involves ladders, live electrical, and gas lines, and it's safer for a licensed technician to handle.

Rooftop Commercial HVAC Units
Rooftop units, or RTUs, are the most common commercial setup you'll see on the Cape. Retail plazas, restaurants, offices, and banks use them because the compressor, coils, blower, and heating section all sit in one cabinet on the roof. That frees up floor space and keeps service work out of the dining room or sales floor.
The location that makes them convenient also wears them down. An RTU a few miles from salt water takes direct salt spray, nor'easter winds, and full summer sun every day of the year.
Our rooftop unit service includes:
- Seasonal inspections, coil cleaning, and filter and belt changes
- Economizer and damper checks so the unit uses cool outdoor air when it can
- Refrigerant, electrical, and burner or heat pump testing
- Curb, gasket, and condensate drain inspections to stop roof leaks
- Full replacements, including crane coordination and curb adapters for a different footprint
- Heat pump rooftop units for buildings moving off propane or oil
Repair or Replace Your Commercial Unit?
Our rule of thumb: repair a unit that's under about 12 years old when the fix costs less than a third of a new system. Start planning a replacement when:
- The unit is past 15 years old, or sooner for rooftop units close to the water
- It still runs on R-22 refrigerant
- It's needed a refrigerant recharge more than once in two seasons
- The coil fins are corroded enough to flake off when touched
- Two years of repair bills add up to more than half the price of a new unit
Replacing on a plan lets you book the work in the off-season and line up incentives before you buy.
Commercial Systems We Install and Service
- Packaged rooftop units: gas/electric and heat pump models for plazas, offices, and restaurants
- Split systems: an indoor air handler or furnace paired with an outdoor unit, common in small offices and converted homes
- VRF systems: one outdoor system feeding many indoor units, a strong fit for inns and multi-tenant buildings that need room-by-room control
- Ductless mini-splits: targeted heating and cooling without new ductwork
- Ventilation and indoor air quality equipment for busy, closed-up spaces
The right choice depends on your building's size, how many spaces need separate control, the condition of existing ductwork, the roof structure, and your fuel situation. Plenty of Cape businesses run on propane or oil because natural gas doesn't reach their street. We'll run a load calculation and walk you through the options that make sense for your building.

Commercial HVAC Costs and Financing
Every building is different, so we quote after we've seen yours. The biggest factors in the price are:
- System size (tonnage) and the number of zones
- Equipment type: rooftop unit, split system, VRF, or ductless
- Roof access and whether a crane is needed
- Condition of existing ductwork, roof curbs, and electrical service
- Town permits and inspections
Cape Light Compact, the local Mass Save sponsor, offers incentives for qualifying business heat pump systems and no-cost energy assessments for eligible small businesses. We'll help you sort out what applies to your project before you commit. To spread out the cost, ask about our financing options.
Get Your Building Ready Before the Busy Season

Frequently Asked Commercial HVAC Questions
Do you service commercial rooftop units?
Yes. We inspect, maintain, repair, and replace rooftop units for Cape Cod businesses, including heat pump models. Replacements include crane coordination and curb adapters when the new unit's footprint doesn't match the old one.
How often should a commercial HVAC system be serviced?
Most businesses need two visits a year: one in spring for cooling and one in fall for heating. Restaurants and high-traffic spaces usually need filters changed monthly. Seasonal businesses do best with a startup visit before opening and a shutdown visit after closing.
How long does a commercial rooftop unit last?
Most rooftop units last 15 to 20 years. On the Cape, units close to the water often wear out sooner because salt air corrodes the coils and cabinet. Coated coils and regular cleaning help close that gap.
Can you work around our business hours?
We schedule around your hours as closely as each job allows. Let us know your open hours and busy days when you book, and we'll plan the visit to keep disruption low.
Are there incentives for commercial heat pumps on Cape Cod?
Yes. Cape Light Compact, the Mass Save sponsor for Cape Cod and Martha's Vineyard, offers incentives for qualifying business heat pump systems. Amounts depend on the equipment and project, and we'll help you check eligibility before you buy.
Does a heat pump make sense for a commercial building here?
For many Cape businesses, yes. Cold-climate heat pumps keep heating through a Cape Cod winter, and they're a common way to cut propane and oil costs. We'll look at your building's load and fuel situation to see whether a full switch or a hybrid setup fits better.
What's the difference between commercial and residential HVAC?
This could be due to clogged filters, refrigerant leaks, or thermostat issues. We can diagnose and fix the problem fast.
